Background

ZRS Management, LLC is a Florida Limited Liability Company formed in 1991 to manage high-quality, multifamily communities. In 2010, ZRS became a stand-alone, third-party management company. ZRS currently manages over 76,000 units for various institutional clients, partnerships, and individual owners. ZRS specializes in apartment and multifamily property management in Florida, Texas, Georgia, North Carolina, Maryland, Virginia, Tennessee, and Illinois.

Challenge

Sometimes, multifamily companies are ahead of the curve. ZRS Management was already using a self-guided tour solution before they were introduced to Tour24 in addition to virtual tours. While virtual touring is a powerful technology, it does not offer the tactile in-person experience of a self-guided tour. The previous self-guided platform ZRS had chosen was not producing the desired results as not all solutions are created equal.

One Leasing Consultant at ZRS oversees the Dallas portfolio, and was not a fan of the pre-Tour24 solution.

“I was very, very cynical about self-guided touring before we came across Tour24,” says the ZRS Leasing Consultant. “The company we were using had their pros and cons. But while their software was somewhat similar to Tour24, it’s not in the same league. It couldn’t offer the immersive experience and flexibility we needed. Tour24 really changed my mind about self-guided leasing with its personalized touch.”

Solution

Seeking a better approach, the ZRS team enlisted other departments within the company. “Tour24 was actually introduced to me by our amazing marketing department. I can’t give them enough praise, and they had vetted Tour24 before ever telling me, so it was handed over to me for use within my portfolio.”

Implementing Tour24 proved to be fast and easy. “Once you get through the first implementation, you can set up Tour24 in your sleep, with 10 to 15 minutes for the onboarding per site,” says the Leasing Consultant. “I look forward to championing Tour24 to all the properties ZRS Management oversees. Having someone familiar with the process is priceless, as it just becomes easier the more sites choose Tour24.”

“Tour 24 is very user-friendly,” he continues. “It’s more extensive than any other self-guided tour options, and well worth the process for the incredible finished product.” 

Results

ZRS has found that Tour24 is more effective than prior tour solutions. It also increased the productivity of the leasing staff giving them more time to focus on other tasks.

“Tour24 has definitely helped a ton with middle-of-the-day things, freeing our staff up to get work done aside from guiding tours,” the Leasing Consultant says. “And it really has opened up the benefit of helping more people in general. We see more traffic every month, just because of the after-hours aspect of Tour24. It has boosted us tremendously and we’ve seen typically one additional lease at least every single month due to Tour24, if not much more.”

The team has been aggressive about implementing Tour24 and are excited to use it for lease-ups in new locations. “ZRS is planning to implement Tour24 on all new communities, and this strategy will help us lease-up these locations fast.”
