Background

Echo Ridge is a beautiful community of luxurious and affordable homes in Snoqualmie, Washington, right by Cascade View Elementary School and multiple shops and services. With a park on every corner and Snoqualmie Falls close by, Echo Ridge includes a thriving wetland that cuts right through the property. But these natural features can pose a potential obstacle for property tours.

Challenge

“Echo Ridge is unique, with half of our units are on one side of a forested wetland and half on the other side,” says Tandi Tucker Toni, Director of Marketing – Eastern Division at Berkshire. “A walking path goes all the way around the property, but navigating prospects to where they need to go can be tricky as you get further from the office. This layout makes in-person touring more time-consuming than usual.”

Many prospects did not necessarily even want an in-person tour. According to Jennie Geisert, Property Manager at Berkshire Echo Ridge, “Some folks don’t want to have conversations. Maybe they’re introverted, or don’t want to make small talk while they’re touring a potential new home. Some want to take their time rather than be rushed through a space, or talk through their impressions with a friend or family member, rather than with a leasing agent. The touring experience depends on the prospect. Some are very tactile and private, while others want that conversation at the front desk. We needed a solution to let people tour at their own convenience, and move through the property how they like.”

Solution

The team at Echo Ridge quickly realized that a self-guided touring platform could help prospects find their way while saving the leasing team valuable time for other key tasks.

Jennie gained first-hand experience with self-guided tours as a prospect herself. “When I was considering the position with Berkshire, I wanted to see the community on my own. I booked a self-guided tour for the weekend, and I toured the property without disturbing the team. I was able to see if I wanted to live in this community and also manage it. Thanks to Tour24 and self-guided touring, both those answers were yes.”

Tour24 was the ideal platform for Echo Ridge thanks in part to its location beacons guiding prospects through the community. “With other platforms, it’s challenging to find one’s way to and through the units. The beacons from Tour24 are so helpful because they pop up while you’re touring to guide you along.”

Results

Self-guided touring through Tour24 has made a big impact for Echo Ridge. According to Tandi, “Our completion ratio is off-the-charts amazing with Tour24. Most of our tours are still guided, in part because we just have such a beautiful location, but our goal this year is to increase the usage of self-guided tours, because Tour24 is doing a killer job of helping prospects schedule and complete tours, and convincing them to apply for a lease.”

Jennie and Tandi agree that the key benefit of Tour24 is never having to turn a prospect away or lose out on a potential lease. “If a prospect arrives ten minutes before closing or after dark, it’s incredible to be able to say, ‘We have a great service that lets you tour until 8 PM,’” says Jennie. “The process is so simple to use, and walking prospects through it is effortless. Plus, if I’m tied up in a meeting, I don’t have to turn anyone away—I know they can still explore the community on their own.”
